Todd Marchesani
Todd Marchesani is a senior real estate executive and has extensive experience leading and executing investment strategies. He has a proven ability to create value through development, property acquisition/disposition, repositioning, and management. In 2022, Todd formedBox Investment Group.
Prior to Box Investment Group, Todd served as Vice Presidentof Development at Holt Lunsford Commercial Investments (HLCI). He wasresponsible for the sourcing and execution of development projects in theDallas/Ft. Worth region. He took the project from conceptualization throughexit, including site identification, contract negotiation, site due diligence,entitlement process, architectural and engineering design, and constructionoversight. During his tenure at HLCI, Todd was involved in 14 new developmentprojects totaling 2,741,563 square feet with a market value in excess of $450M.Todd worked in partnership with the following municipalities: McKinney, DFWAirport, Desoto, Fort Worth, Lewisville, Denton, Lancaster, Southlake,Carrollton, and Richardson.
Prior to joining HLCI, Todd was a Director of Acquisitionsat Southern Land Company focusing on site acquisitions and entitlement formulti-family developments in the Southwest United States. While in this role,Todd was directly responsible for sourcing over $260M in development deals inDallas, Fort Worth, and Las Vegas.
Prior to SLC, Todd worked at Sealy and Company where he collaboratively worked on 3,619,745 square feet of industrial acquisition and development opportunities valued over $139M. In a separate role at Sealy &Company, he was directly responsible for the leasing of a 1,702,637 square feet industrial portfolio in Metropolitan, Brookhollow and Garland. Before Sealy& Company, Todd served as an industrial and office investment sale analyst at Staubach Capital Markets. He started his career as an investment analyst with Maylar, L.P.
Todd graduated from Southern Methodist University with a BBA in Finance from the Cox School of Business. He is actively involved in various commercial real estate organizations in Dallas. He is currently NTCAR President and was former President of NTCAR YPF Board and is a three-time finalist for the NTCAR Young Citizen Award. He is a graduate of the 2017 TREC AssociateLeadership Council. He attends Church of the Incarnation in Dallas with his wife Dr. Estee Marchesani, PhD and their sons, Michael and Peter.
